School District (Elementary / Junior High) Condo Price Growth & Price per Tsubo
Rather than aggregating town/chome-level averages, we check each individual MLIT transaction record (real-estate transaction price information) to see whether its location falls inside the school district polygon, then average the matching transactions by year. This means that within the same school district, years with more transactions produce a more accurate average.
*The National Land Numerical Information school-district data (A27) does not include junior-high district boundaries, so junior-high rankings/analysis currently have thinner data coverage than elementary. Some municipalities with school-choice systems (e.g. Bunkyo, Taito) have no school-district polygons at all.
