Price Liquidity / Trading-Volume Score
Scores "how actively an area is bought and sold" on a 0–100 scale, based on the trend in annual transaction counts (MLIT real estate transaction price data) at the town/chome level. A higher score means more transactions and a more liquid market — i.e. it's easier to find a buyer or seller and time a sale/purchase.
Liquidity Score = (percentile rank of trading-volume level across all areas) × 70% + (percentile rank of trading-volume growth) × 30%
Trading-volume level: the average transaction count over the past 3 years, ranked against all areas. Reflects the sheer size of the market.
Trading-volume growth: the percentage change between the most recent 3-year average and the 3-year average from 3 years before that (falls back to year-over-year change when data is insufficient).
*Areas with an extremely low transaction count (fewer than 20 in the most recent year) are flagged with ⚠, since a growth rate can swing wildly on just a few transactions — check it alongside the absolute level (recent count). We do not exclude "whole-town" aggregate rows (spanning multiple chome) since their larger sample size tends to make them more stable.
