Livability Score (out of 100)
The sum of four categories — Safety, Child-Rearing, Convenience, and Price & land price trend (25 points each) — each calculated mechanically from public data around the town/chome. Where data is insufficient, a simplified estimate is used instead (see the note below).
Safety (25 pts)
Converts the Hazard Risk "Safety Score" (described below, out of 100) to a 25-point scale. For towns/chome lacking hazard data, a simplified estimate is derived from the zoning category (a higher share of industrial zoning lowers the score).
Child-Rearing (25 pts)
Converts the number of childcare facilities and parks within 800m of the town/chome center to a per-1,000-population rate (full marks at 2 childcare facilities and 1 park per 1,000 people, 10 points each). The remaining 5 points are awarded based on how high condo prices per tsubo are in the same school district within the city/ward.
Convenience (25 pts)
The sum of: number of medical facilities within 800m (full marks at 10 facilities, 10 pts), a zoning-based score (residential 8 pts, commercial 6 pts, quasi-industrial 4 pts, industrial 2 pts), and a nearest-station score (a distance component worth 3 pts — full marks within a 5-minute measured walk, 0 pts at 20+ minutes — plus a ridership component worth 2 pts — full marks at 100,000 daily boardings/alightings at the nearest station in the city/ward).
Price & land price trend (25 pts)
Adds up to 15 points for the Greater Tokyo rank of the price change over about 3 years (median price per ㎡, latest 2 years vs. 2 years three years earlier; towns with few transactions are shrunk toward the city/ward value), up to 5 points for the city/ward's official land price change (full marks at 5%+ a year), and up to 5 points for zoning (full marks for residential). These are past movements and do not indicate future price increases.
Example: for a town/chome with 3 childcare facilities and 2 parks within 800m, a population of 4,000, and a school-district condo price of ¥600,000/m², the Child-Rearing score would be 3.75 (childcare) + 5 (parks) + 5 (school-district bonus) ≈ 14/25.
*Each sub-score carries one of three data-confidence levels: "computed" (calculated from real data), "partial" (some data missing), or "stub" (almost no data, simplified estimate). You can check this on the area analysis page's detail view.
